Choosing A Property
Many of The House Academy tenants have no previous experience in renting a property. We are here to help you in making this important decision by providing you with information, and sharing our wealth of experience with you. We can show you a range of properties to suit all needs.
Prior to Viewing
The two main questions that you need to consider are:
- Who do you want to share a house with? (group size?)
- What are your requirements for your desired property? (location, rent levels etc).
Are these requirements fixed, or can you be flexible, as greater flexibility will give you greater choice.
Arranging a Viewing
Let us know what you are looking for, and we can arrange viewings of properties that meet your requirements. Preferably you should find a time when all your group members can view the properties together. Appointments are scheduled to ensure that we give our current tenants a day’s prior notice.
One of The House Academy team will meet you and your friends at the property. You will find the answers to most of your questions on our website, but please feel free to ask any further questions you may have at the viewings.
Securing your Chosen Property
Contact us as soon as you have decided you would like to secure a property. This is an important decision so ensure that all members of your group are in agreement, and that you have all the information you require.
The House Academy does not charge a deposit, so the house is secured by signing the tenancy agreement and making the first rental payment. This requires all the prospective tenants to meet with us at an arranged time and place.
Signing the Tenancy Agreement
The tenancy agreement is the legal contract between you and your landlord, setting out the responsibilities of both parties. This is signed in the presence of witnesses.

Two other documents are required to be completed for your tenancy:
- A parental guarantee form
- A direct debit form for collection of your rent
The Parental Guarantee Form needs to be completed by either or both parents of each housemate. This is standard practice in student rentals and unfortunately if your parent(s) is not willing to act as your guarantor, then we would not be able to offer you a tenancy. The direct debit form is required to set up collection of your rent. You need to print off the direct debit and contact details forms below, complete them, and bring them with you to the signing.Direct Debit Form Contact Details Form
We will make the first rent collection at the appointment for the signing of the tenancy agreement. This is collected by debit or credit card. The next collection of rent will then be collected by direct debit as you move into the house on 1 July.
There is a £45 administration charge per housemate, which is a one off charge and will also be collected by debit or credit card at the signing.
